Overview

The £70m Fletcher Street development will transform the long-derelict former Victoria House site into a vibrant, inclusive neighbourhood in the heart of Stockport. Delivering 245 age‑inclusive, adaptable homes – including modern apartments and 12 townhouses – the scheme brings new life to a previously underused site. Designed for sustainable, accessible living, it will create a welcoming environment where people of all ages and needs can thrive. The project is led by Progressive Living in partnership with Picture This, supporting the wider regeneration of the town centre.

The new homes are designed to be fully adaptable, ensuring they meet residents’ needs at every stage of life. The development will deliver 245 age‑inclusive homes that meet the Lifetime Homes standard, meaning accessibility is built in from the outset rather than added as an afterthought. Features such as flexible layouts, convenient access, and future‑proofed design ensure the homes can be easily adapted as people’s circumstances change, supporting independence, comfort and long‑term living in the town centre. All apartments are M4(2) accessible and adaptable standard (Lifetime Homes), and 22 apartments are M4 (3) wheelchair user dwelling homes.

Set across two buildings ranging from 8 to 20 storeys, Victoria House will deliver high-quality homes designed in line with Passivhaus low energy standards. The development reimagines a prominent site, turning a vacant, underused plot into a sustainable and well-connected place to live. By bringing new homes, activity and footfall into this part of the town centre, it will help reconnect the area and support Stockport’s wider ambitions for a thriving, walkable urban neighbourhood, where people can live comfortably, sustainably and close to everyday amenities.
